What is the cost of a new roof in Florida?

As a homeowner one of the biggest investments you will make is a roof for your home. There are many different choices to make when choosing a new roof from the cost to the materials to the company you want working on it and the type of roof. Today we are going to try and make it easier for you to estimate how much roof replacement cost is and go through some of the factors that go into calculating that price tag.

The average costs in Florida for a new roof or replacement roof is $7,211. Most homeowners can expect to pay between $4700 and $10,000. This of course can get much more expensive when working with different types of roofing materials and the factoring the square feet of the home and roof. 

Square Footage

One of the main factors that goes into estimating the cost of a roof is the size of the roof. This is measured in square feet with 100 square feet being counted as 1 roofing square. Each roofing square can roughly cost anywhere from $100 to $1000 per square feet. This is highly dependent on the material you choose.

Cost of Materials

There are many roofing materials you can choose from when designing your new roof. Each of them of course have their pros and cons but they all essentially do the same thing which is protecting your home from the elements outside. We will go through some of the more popular materials now but please feel free to do your own research.

Asphalt Shingle Roof

One of the most popular and decently priced materials are asphalt shingles. Easy to install, shingles offer an array of colors and a lifespan of about 15 years makes this a go to for almost any homeowner. Asphalt shingles on average cost about $100-$480 per square depending on the material they are made of.

Metal Roof

Another popular roofing material is metal. Metal is very low maintenance and highly durable making it a great choice for homeowners who want a sturdy but still appealing roof for their home. A metal roof can last over 50 years. The only real drawbacks to metal roofing is the initial costs and you may need a roofing company who is experienced with installing metal frames. Metal roofs can cost anywhere from $100-$1,500 per square depending on the material you choose.

Tile Roof

The last material we will talk about is tile/slate. Tile and slate are the most expensive material out of the list and they need professional roofers to install because they are heavy and can be damaged easily if not handled properly. Ranging anywhere from $4000-$8000 per square tile will cost more but the 100+ year lifespan will pay for itself in the long run. 

Cost of Labor

Another main factor in the price of your new roof is the labor. Most roofing contractors need to be able to pay their workers and their overhead so keep this in mind when you get estimates. Depending on the size of your house, the material you chose and the complexity of the project. It will roughly cost anywhere from $150-$300 per square in labor. Remember this can go up depending on your project’s complexity and the types material you chose.

Overall getting a replacement roof has a lot of factors that can add or subtract to the total price of your project. From house size to the materials needed it's important you do your own research or use a reputable roofing contractor who can walk you through the steps of your build. Remember to ask as many questions as you can to make sure you understand the process of your build and to make sure that you don’t under or over pay for any material or labor.
